Certified Apartment Manager

and the career you have chosen. The CAM (Certified Apartment Manager) curriculum is designed to maximize the experience of the on-site professional and clear the path for growth and recognition. In class, you will gain a new understanding of the challenges you frequently face. At the same time, you will have a new opportunity to share your experiences as a multifamily industry professional with other dedicated peers, establishing valuable contacts for the future and increasing your own experience level. This course is ideal for leasing professionals, assistant managers preparing for a promotion, new on-site managers or managers who want a comprehensive refresher course.
CURRICULUM
- Fair Housing - laws, case studies, protected classes, ADA, advertising & fair housing, complaint process, management practices, compliance, resident screening, government housing, and more
- Marketing - marketing plans, tools, research, advertising, do’s and don’ts, fair housing considerations, strategies, public relations, personal selling, community image, plan implementation, measuring success, and more
- Risk Management - risks, hazards, crime prevention, resident education, safety, OSHA, lockout/tagout program, bloodborne pathogens, exposure control, recordkeeping, emergency plans, minimizing risk, insurance, and more
- Financial Management - investment objectives, measuring performance, forms of ownership, loan terminology, adding value to investment, rent collection, controlling expenses, mathematics review, financial statements, budget preparation, extrapolation and annualization, property valuation, and more
- Management of Residential Issues - customer service, service requests, occupancy management, safety and security via crime prevention, emergency management, resident relations, releasing resident information, rules of entry, and more
- Human Resource Management - employment law including FCRA, ADEA, ADA, FLSA, OSHA, ERISA, IRCA, NLRA, WARN, FMLA, COBRA, HIPAA & others, employment practices, job descriptions, interviewing, evaluating, payroll, training/supervision, professional development, employee management, termination, unemployment compensation, and more
- Legal Responsibilities - elements of a contract, managers as employers, working with contractors, vendors, and service agents, occupancy management as it relates to the lease agreement, evictions, property maintenance and resident security, right of entry and privacy, handling disputes, and more
- Property Maintenance for Managers - building a team approach, hiring maintenance technicians, using contractors, the bidding process, contracts, interior/exterior maintenance, inspections, managing inventory, preventive maintenance, monitoring progress, retrofitting and conservation, maintenance/resident safety, OSHA, EPA, emergencies, safety inspections, and more

Step One: Register for Classes through PTAA
Step Two: NAAEI requires a Designation Candidate Enrollment Form for every student entering the designation course program. Completing this form is the first critical step in the process. You must use your Login ID and password throughout the designation process including taking exams.
Please note that PTAA will be sent confirmation of your enrollment automatically. Do not fill out the enrollment form until you have registered for classes with PTAA. If you are enrolling in CAM Online, it is not necessary to contact your local apartment association. You do not need to contact PTAA if you are enrolling for Online CAM Course.

REQUIREMENTS
There are specific requirements for each designation that must be met in order to obtain the designation. You can take a course prior to meeting the experience requirement. Once you’ve met all the requirements, you will obtain your designation. Certain time limits apply and additional extension fees can be paid, if more time is needed.
Candidacy requirements include completion of the CAM Curriculum, successful passing of final exam (score 70 or above), successful passing of the Community Analysis, and one year of apartment industry experience.
